Zonda’s latest Baby Chaser Index shows that generational migration is reshaping U.S. housing trends. Millennials, the largest homebuying cohort, are moving to markets with affordability and job opportunities, while baby boomers, often following their children, are moving to the same areas.
This is an interesting way to look at the population changes in various parts of the country. However, “Baby Chaser Index” name feels a bit contrived.
My main takeaway from this article is less the specifics of the analysis and more that, for all we fret about and focus on economic indicators like unemployment or interest rates, sometimes housing trends can be generated by simple things like “we just want to play with our grandkids more”.
It’s a good reminder for me as I read and think about what’s going on in the market.
